ARC Application

One Request per application. If you have multiple projects, please submit a separate request for each.

In accordance with the Declarations of Covenants, Conditions and Restrictions and the Association's rules and regulations, I hereby request your consent to make the following changing, alterations, renovation and/or additions to my property.

Note: Applications submitted without copies of the survey, drawing, blueprint or color sample will be considered incomplete.

Existing Paint Colors: If repainting the same color palette, paint samples are not required. However, applicant must complete Body and Trim color above. Please indicate in project description that paint is the same as existing colors.

New Paint Colors: Two 3ft x 3ft samples of the proposed body color must be painted on two different exterior walls of the residence (front and one side of house visible from street). A sample of the trim color must be painted immediately adjacent to each of the 3x3 body samples. Applications cannot be reviewed without the sample colors on the house.

Please indicate the shingle manufacturer, style, and color. A shingle sample must be provided to the ARC reviewer. Applications cannot be reviewed without samples.

If gutters are being replaced with roof, please complete a separate application for gutter replacement.

Please indicate the gutter and downspout colors.

Attach a copy of your lot survey with the location of the proposed change, alteration, renovation or addition highlighted (except exterior paint or roof). Include a drawing or blueprint of your plans and paint or color samples if applicable. Attach any applicable contractor estimates or proposals.

I/We Hereby understand and agree to the following stipulations:

1. No work will begin until written approval is received from the Architectural Review Committee or Board of Directors.

2. All work will be completed expeditiously once commenced and will be done in a good workmanlike manner by a licensed and insured contractor, or by the homeowner.

3. The construction or modification of a structure, swimming pool or other improvement to real property requiring a permit shall be commenced within 180 days of receiving Association approval and said work shall be completed within one (1) year of approval. 

4. All work will be performed at a time and in a manner to minimize interference and inconvenience to other residents. Under Orange County ordinance, work must not be performed before 7am or after 10pm, however the Association reserves the right to further limit work hours at its discretion.

5. I/We assume all liability and will be responsible for all damage to other lots and/or common area or injury which may result from performance of this work.

6. I/We will be responsible for the conduct of all persons, agents, contractors, subcontractors and employees who are connected with this work. No contractor signs may be installed or erected on your lot.

7. I/We am/are responsible for complying with and will comply with, all applicable federal, state and local laws, codes, regulations and requirements in connection with this work, and I/We will obtain any necessary governmental permits and approvals for the work.

8. I/We will contact the underground cable locating service, at 811 at least 48 hours prior to digging. There is “no charge” to the homeowner for their service. Proof of underground locating must be provided to the Assocation upon request.

9. For modifications defined in the Architectural Planning Criteria (and as amended), the Architectural Review Committee will notify the applicant in writing within fifteen (15) business days of submission of all materials that constitute a complete application, including: ARC Request form, samples, swatches or supplemental materials required for review. Incomplete applications or missing samples required for review will result in disapproval of the application.

10. For modifications that are a variance of the Architectural Planning Criteria (and as amended), the Architectural Review Committee will notify the applicant in writing within twenty-five (25) business days of submission of all materials that constitute a complete application, including: ARC Request form, samples, swatches or supplemental materials required for review. Incomplete applications or missing samples required for review will result in disapproval of the application.
